The Kniprath Raghorn Ranch is a turn-key hunting property and is located within one of the highest Deer per square mile areas of Southern Sawyer County. The property is currently under lease, although the lease can be terminated upon the sale of the property. The first thing you'll notice pulling into the driveway is the large, spacious, fully insulated shop on a slab. The shop also features a walk-in cooler ideal for early season Whitetail & Bear, as well as any livestock and is set up with a winch for hoisting game. The 4-bedroom traditional farmhouse is in excellent condition and features many upgrades and recent remodeling with views of the back field and timbered edges with a large yard and apple trees. A silo in the back yard overlooking a large food plot has been upgraded with a pine interior and serves as an elevated gazebo for wildlife viewing, and can also be utilized as a stand. A large building pad is already established for an additional future barn or house. Features of the land include an excellent trail system that allows access to every parcel on the property, and 9 strategically placed enclosed hunting blinds. Every blind has excellent shooting opportunities in multiple directions and established shooting lanes. The Eastern edge of the property borders a large 700-acre swamp, timbered with mostly black spruce, serving as an ideal sanctuary and bedding area inaccessible to public hunters. A pole line right away offers more elevated blinds for any game crossing into the property and amazing long range shooting opportunities. The timber is mixed mature hardwoods, pine, and fir, as well as regenerating Aspen with a thick understory throughout. Multiple food plots are enhanced by fertile soils in this bottomland setting with heavy established game trails from the many years of excellent land management. The property has served the owners for many years with truly great Deer, Bear, and Turkey hunting.
